5 Signs That You’re Ready to Replace Your House Roof

Is it time to replace your roof? Your house roof is an extremely important part of your home – it keeps you protected and sheltered from the variety of weather that occurs throughout each month of the year. When your roof needs attention, it will give you some warning signals. Here are 5 common signs that your roof needs repair or replacement.

#1: You have water damage on the inside of your home.
Have you noticed that your ceiling has spots of brown discoloration? This often indicates that your roof has a leak in a specific spot. Not sure where it’s coming from? It can often be difficult to find the exact area where the leak is, because water can travel along roof panels or lumber in the attic. It will then drip down to your ceiling and over time, this will create discoloration. #2: Cracked shingles.
Shingles will deteriorate over time, especially if your roof hasn’t been replaced in a long time. #3: Missing shingles.

If the damage is severe enough and you are missing enough shingles, a complete roof replacement may be necessary.

#4: Roof leaks when temperatures change.
Northwest weather can often fluctuate in temperature. If you notice that your roof leaks more when the temperatures begin to change, this can mean that your roof needs replacement.

#5: Your roof is old.
If your existing asphalt shingle roof is more than 20 or 25 years old, it’s probably time to replace it. This also depends on whether the old roof was removed and there is only one layer of shingles and if it is vented properly. If the roof has several layers of shingles on it and it is more than 20 years old, it’s pretty likely that you’ll need a new roof right away.
